Accountable to: Director – Supported Accommodation

Location: Midlands Area

Salary: £25,000 Per Annual 

Hours: Full time with 40 hours per week.

Full UK Driving Licence and access to a vehicle is essential for this role.

This is an exciting opportunity to join our national Supported Accommodation Team – supporting young people aged 16-24 in our accommodation in the community.  You will be developing long lasting relationships with lettings agents, developers and landlords across England to secure new properties for our portfolio.  This is a varied, fast paced role requiring excellent interpersonal and IT skills.

Job Role Key Responsibilities

  • Working with the operations and referrals teams to identify and source suitable accommodation to lease on short term tenancy agreement basis. The accommodation is often required at short notice.
  • Managing the Property on-boarding process e.g. Tenancy Agreement signing, arranging Key Collection (additional keys/key safe), Inventory return and the initial completion of company documentation.
  • Negotiating with new and existing landlords, lettings agents and developers to ensure growth across the division  
  • Managing and maintaining excellent relationships with letting agents and / or landlords that are able to meet the requirements of the business
  • Ensure property handback process has been complied with and return of deposit process adhered to for each property

 

Duties:

  • Completion of property searches, working alongside the operations team to meet key performance indicators
  • To follow internal recording procedures ensuring records are accurate, clear and of a high standard
  • To liaise, maintain and network with existing and potential landlords to continue expected growth KPIs
  • Attend and / or coordinate viewings, inspections and meetings as per requirements
  • Attendance and participation in external and internal meetings as relevant to the work of the team
  • Promoting the benefits of working with our company to relevant stakeholders
  • Maintaining internal database systems with relevant and accurate information
  • Undertake all administration, marketing material and brochures to prospective stakeholders
  • To liaise with internal and external stakeholders to arrange the handback of properties
  • To ensure the property is returned to the Letting Agent and or Landlord to the same standard as the Property Inventory
  • To ensure all maintenance and cleaning requirements are complete prior to the handback date
  • To arrange the handback of keys to Letting Agent or Landlord on handback date
  • Oversee company Deposit Protection Service and liaise/negotiate on behalf of the company
  • To undertake such other work as may be assigned which is consistent with the nature of the job and its level of responsibility.
  • To maintain personal and professional development to meet the changing demands of the job and participate in appropriate training activities.

Knowledge/Experience

  • Knowledge of Supported Accommodation desirable but not essential
  • Strong communication skills with experience of working with persons in senior capacity
  • Experience of working within sales/marketing essential
  • Excellent computer skills across a variety of platforms including MS Office
  • Experience of working within a property capacity desirable
  • Relevant knowledge of private housing law

Person specification – Property procurement coordinator

  • Certificate of Higher Education in Business Administration or Management or eqivalent
  • Excellent written and verbal communication skills
  • To have a good working knowledge of Tenancy Agreements and Deposit schemes
  • Strong negotiation skills with proven experience of growth and development of established businesses. Ability to build strong relationships with external and internal stakeholders
  • Minimum of 2 years in Sales/Marketing experience required
